MFLP-REIT aims for stable management by utilizing the Platform (business foundation) and client network that the Mitsui Fudosan Group has developed over years as a comprehensive real estate conglomerate.

Utilizing the Mitsui Fudosan Group's know-how in property management operations

In principle, MFLP-REIT entrusts the property management of acquired assets to the Mitsui Fudosan Group. MFLP-REIT believes that utilizing the highly specialized and advanced management/operational know-how that the Group has developed in its office building business and retail facility business, as well as the broad and strong client network that it has developed as a comprehensive real estate conglomerate, will contribute to the maintenance and expansion of the portfolio's medium- to long-term earnings.

Utilizing the Mitsui Fudosan Group's client network in leasing

Regarding the leasing of logistics facilities, MFLP-REIT believes that it can stably manage its portfolio by utilizing the strength of the Mitsui Fudosan Group as a comprehensive real estate conglomerate. The Mitsui Fudosan Group's strength is its ability to directly approach tenant firms, that is, end users and/or logistics firms (3PL providers, etc.), based on the broad and strong client network that the Group has developed.

MFLP-REIT's internal growth initiatives are based on a leasing strategy that has the distinctive mark of a general trading company. Focused on the leasing management operations supplied to it through an agreement with ITOCHU Corporation, this strategy additionally leverages to maximum benefit the Realty and Logistics (R/L) Platform and the Group-wide Merchant Channel (M/C) Platform.

ITOCHU Group's "Goyo-kiki"* offerings provide our tenants with a one-stop solution for their various logistics challenges.

Therefore, MFLP-REIT can pursue strong tenant relationships and stable portfolio profitability on a long-term basis.

"Goyo-kiki" comes from a traditional way of doing business and serving customers by proactively asking and attending to customers' needs and challenges to offer solutions.

The leasing of logistics real estate owned by MFLP-REIT is undertaken in collaboration with ITOCHU Corporation’s Construction & Realty Department No. 2 and Logistics & Material Distribution Department, which is itself a logistics operator and maintains business relations with other logistics operators. Moreover, our leasing operations are strengthened by making effective use of ITOCHU Corporation, the ITOCHU Group, and their customer networks, which allows us to identify ahead of our competitors where there are customer needs for expansion, relocation and consolidation of logistics bases.

The major Japanese jeans manufacturer EDWIN CO., LTD., part of the ITOCHU Group, as well as a logistics operator with business contracts to the ITOCHU Group, have become tenants.

ITOCHU Group member companies provide tenants leasing our logistics real estate with appropriate solutions to various business issues. This contributes to enhancing tenant satisfaction.

Offers a tenant a one-stop ordering service for packaging materials including cardboard crates, labels, and cushioning, and provides just-in-time material delivery from a separate materials warehouse.

Offers tenants long-term outsourcing of call center services (customer services and exhibitor support for general customers).

CHUSETSU Engineering Co., Ltd.

Taking advantage of the opportunity of a tenant order for facility installation at an ITOCHU Group development property, offers the tenant not only maintenance services but also installation of other facilities and equipment.
